When it comes to selling or renting a property, first impressions matter a lot. You may have heard me bang on about this and the fact that you only get 7 seconds to make a first impression. This is backed up by scientific research.
What’s also backed up by science, is that once the first impression is made, it forms a lasting impression that affects our future thoughts and feelings. Yes, it is possible to change our mind about something, but in essence, once someone has decided they’re not keen on a property, it’s more of an uphill battle to get them to change their mind about it.
Anyway! That’s not the purpose of this blog.
The purpose of the blog is to talk about REAL v VIRTUAL staging. Home staging is really starting to take off in the UK, as people are becoming more aware about the fact that it is a powerful tool for property investors and developers looking to maximise value and minimise time on the market.
But in 2025, staging isn’t a one-size-fits-all game.
You now have two main options: virtual staging or physical staging.
So what’s the difference?
And which one is right for your project?

What Is Virtual Home Staging?
Virtual staging uses digital software to add furniture and decor into photos of empty rooms. It’s fast, affordable, and entirely online. Great for giving empty properties a bit of flair in photos, especially when budgets are tight or logistics are tricky.
Think of it as dressing your property for the camera but not in real life.
What Is Physical Home Staging?
Physical staging is the real deal. Furniture, artwork, lighting and accessories… all installed in the actual space to help potential buyers connect emotionally as soon as they step through the door (or view it online).
It’s about creating a lifestyle people can see and feel.

When to Use Virtual Staging
The property is empty and won’t be shown in person
You need quick marketing visuals
You’re testing the market before committing
Virtual staging is often ideal for investors wanting to get listings up quickly or for properties that are difficult to access or temporarily unavailable for physical staging.
But a word of caution: Some buyers may feel misled if the physical property doesn’t match the imagery. Transparency is key.
When to Use Physical Staging
You want to make a strong impression during in-person viewings
You're in a competitive or slow market and need to stand out
You’re selling a mid-to-high value property
You want to show scale, flow, and function of space
Staging in real life allows potential buyers to feel the space. And that emotional connection? That’s what sells.
Our Take: Combine Where Possible
We’ve worked with developers who use virtual staging for early marketing and then move to physical staging once viewings start.
It’s not always either/or; sometimes a hybrid approach is the smart choice.
Final Thoughts
It would be easy for me to say that virtual home staging should be used when there is a very small budget for staging. However I strongly disagree with this. I believe (and science backs me up here, as I’ve said before) that when you are selling a property through in person viewings, you will always get the fastest and highest sale by using physical staging.
With that in mind. How can you afford NOT to use physical staging - it’s your most effective and efficient tool to reach your goal.

And finally, your best decision is an informed one.
If you're selling a high-value home or need to move quickly in a tough market, physical staging offers the edge. If you're dipping your toe in or testing layouts, virtual might be your go-to.
And if you’re renting out a BTL (Buy-to-let) virtual staging will almost always be your best bet. Why? Because the cost of physical staging v the profit made from BTL’s usually means the numbers don’t stack in the same way as for properties for sale.
